Real Estate Development

NHCS offers Real Estate Development services to private and public sector clients. NHCS uses the vast experience of the team to assist the client in all phases of the development from concept to closeout.

We tailor our services to meet your needs and budget, while providing the highest level of services in the most efficient manner.

Real Estate Development Services Offered

  • Package Low Income Housing Tax Credit (LIHTC) application(s)
  • Package Multi-family Bond (Bond) application(s)
  • Package other affordable housing application(s)
  • Assist with due diligence and post allocation activities with funding agencies until closing.
  • Meet and consult with, as needed, state, parish and local officials to provide awareness and benefits of the transaction.
  • Attend city/parish planning commission and/or city council/parish meetings, as necessary, when proposed development is on the agenda.
  • Communicate and coordinate development activities with community stakeholders, neighborhood associations, local faith‐based organizations, and units of local government in the development area.
  • Assist with drafting preliminary financials for application purposes.
  • Propose financing scenarios and research the availability of soft money leveraging opportunities at state, local and federal levels. (i.e. HOME, CDBG, Federal Home Loan Bank’s AHP, USDA’s Rural Housing Service - Section 515, tax-exempt bond volume, and others).
  • Assist client’s finance staff with obtaining debt and equity partners.
  • Assist client’s architect with complying with application requirements.
  • Assist client’s real estate broker with evaluating and analyzing sites/properties for competitive advantages.
  • Evaluate pros/cons of partnering with non-profit entity.
  • Conduct conference calls with Client on the progress of the application/development process.

Relocation Services

We pride ourselves on providing a simplified approach to delivering relocation services. We have streamlined the complexities around the Uniform Relocation Act (“URA”) for both our clients and their tenants. Our relocation professionals have an average of 20 years’ experience in the industry and are respected for their expertise. Our Team has successfully relocated over fifteen hundred (1500) households throughout the United States and we are interested and ready to relocate your communities.

Consultant Services

NHCS proudly represents a broad spectrum of clients, including governmental entities, non-profits and profit organizations. NHCS offers our clients an extensive array of specialized services suited to meet their unique needs. Whether it is representing client issues before HUD, local and state governmental entities or drafting opinions, our extensive administration and legal experience can meet your needs.

Additionally, National Housing Consultant Services offers organizational and financial assessments to identify critical issues threatening the effectiveness and/or longevity of the client’s organization.

Our consultant services help clients build capacity and support their ability to strengthen and revitalize communities and organizations.

Section 3 Administration

Develop and implement plan to assist developer with fostering local economic development, neighborhood economic improvement, and creating individual self-sufficiency opportunities. Plan will identify potential new contracting, employment, and other economic opportunities for low- and very low-income residents of the development community.
